CONSTRUCTION SPECIFICATIONS
AND AMENITIES


1. Building Design:

RCC Frame structure (as per ISI building codes with durable concrete and seismic resistance). Plinth 150mm thick including levelling, compacting, curing, foamwork complete as per instruction and specification of Architect and R.C.C. Consultant.

RCC underground tank and over head tank of adequate capacity as required by MCGM will be constructed as per Architect’s plan and will have electrical pumps of required capacity of Kirloskar make with auto cut off system to avoid overflow of water. Storm water drains inside compound will be done as per MCGM rules. Borewell will be provided as per approval of MCGM. Floor to floor height will be minimum 10 Feet as per M.C.G.M. norms.

FE 500 TMT branded steel of TATA / SAIL will be used.

Branded cement of Ultratech / Ambuja / ACC will be used in 53/43 grade for masonry and plaster.

2. Building Exterior:

External walls will be constructed in 6” thick AAC Blocks with texture treatment & acrylic water resistant paint to two coats of external plaster

3. Internal Walls:

Internal walls will be constructed in 4” thick AAC Blocks with gypsum finish plaster and plastic paint on walls of ICI / Asian Paints or equivalent make.

4. Toilet Walls:

Decorative ceramic tiles will be fixed on wall upto ceiling of toilets. (Standard Make: Nitco / Dell /Itaca or equivalent)

5. Kitchen Walls:

Decorative ceramic tiles above platform in kitchen upto ceiling (Standard Make: Nitco / Dell /Itaca or equivalent)

6. Kitchen Platform:

Granite top, sides, moulding, etc. with stainless steel anti scratch sink.

7. Flooring:

Vitrified double charged nano finish tiles in living, kitchen, bedrooms Anti–skid flooring in toilets (Johnson/Simpolo/Zealtop/ or equivalent)

8. Window Sills:

Composite marble / granite jambs for Living, Kitchen and Bedrooms

9. Windows:

Anodised / Powder Coated aluminium sliding windows with 5mm reflective glass. The size of section of Aluminium will be heavy section type 25mm series. The aluminium section will be of “Jindal/Galcon” or approved make.

10. M. S. Grills:

M. S. grills with safety bars as per design and size of windows with zinc oxide primer and oil painting two coats.

11. Door Frames:

All door frames will be of either S. T. W. / Marble / Granite

  • a. Safety Door: Size will be 3’3”x7’, 35mm solid core flush door with designer grill and 1mm laminate on both sides. All fittings and fixtures shall be stainless steel, hinges 3 nos. (4” size), 1 aldrop, 1 Godrej / Yale safety lock.
  • b. Main Door: Size will be 3’3”x7’, 40mm solid core flush door with 1mm laminate on both sides. All fittings and fixtures shall be stainless steel, hinges 3 nos. (4” size), stopper, 1 tower bolt, 1 Godrej / Yale safety lock.
  • c. Bed Room Doors: Size will be 3’x7’ with 32mm core flush door with both side laminate. Godrej lock with handle, stainless steel hinges 3 nos of 4”.
  • d. Toilet Doors: Size will be 2’6” x 7’, with 32mm core flush door with both side laminate. Godrej lock with handle, stainless steel hinges 3 nos of 4”.
  • 12. Plumbing:

    The toilets will be provided with concealed cPVC pipes of Prince / Supreme / Astral, the best quality tested pipes, concealed tested fittings, Jaquar / Kohler / or equivalent make CP fittings, three in one mixer with diverter, stop cock, flush valve, angle cock, pillar cock with mixer, one bib cock with health faucet, heater cocks, etc. will be provided as per layout and junction of tiling through licensed plumbing contractor.

    Wash basin will be fixed with marble/granite counter etc. as per drawing. All wash basins will have stainless steel bottle traps. Each toilet will have one wash basin. Instant water heater of approved make will be provided in all the toilets. uPVC pipes will be used for drainage / rain water. MCGM approved flushing system of Jaquar or equivalent make. Plumbing for washing machine & water filter will also be provided.

    Inspection chambers for drainage system will be provided with heavy duty F.R.P. / F.R.C. covers which can bear the regular traffic. 6” S.W.R. PVC main drain lines along with 4” S.W.R. PVC Pipes subsidiary to be laid as per approved drawing layout including Gully Traps / I.C. chamber.

    Plumbing C.P. fittings:

    • Anti scratch SS Sink with waste coupling of Nirali, C.P. Sink Cock, C.P. Jali 5” Dia, P.V.C. waste pipe 1 ½” dia x 2’6”, Angle Cock, Jet Spray, Angular Stop Cock, Wall Mixer, C. P. Connector, Bottle Trap, O.H. Shower, C. P. Waste Coupling, Flush Valve, etc.

    Sanitary Ware:

    • Wash Basin & Wall mounted WC: Hindware/Parryware/ Soncera.

    13. Electric Work:

    Concealed electrification with PVC Copper Wiring (ISI mark) along with Anti Shock MCB at distribution board (Siemens/Legrand/Havells) in each flat through licensed contractor. Electric supply per flat as per sanction by MSEDCL. Modular switches of Legrand / Havells / Anchor / Vinay make.

  • a. Living Room / Dining:
    • T.V. / Cable point as per layout with minimum 3 plug points
    • Telephone sockets, Intercom Point
    • 2 light points
    • 2 Fan points
    • 20 Amps dp with switch and socket for A/C
  • b. Kitchen:
    • 2 light points
    • 1 fan point
    • Plug / Power points for: Washing machine, fridge, aqua gaurd, oven, microwave, mixer, etc.
    • 1 point for exhaust fan / Chimney
  • c. Bedroom:
    • 2 way light points near bed
    • 2 way fan point near bed
    • Telephone socket
    • TV / Cable point
    • Concealed night lamp point
    • 2 plug point
    • 20 Amps dp with switch and socket for A/C.
  • d. Toilets:
    • 2 light points
    • 16 Amp switch and socket for water heater
    • Exhaust fan

  • e. Other points:
    • Door bell / buzzer
    • Point outside main door
    • Points outside living room / bedroom
  • f. CCTV facility with recording system for security purpose to cover common area, entrance lobby.
  • g. Stand by power supply for common area and lift.
  • 14. Staircase:

    5’0” wide staircase will be finished in Granite / Kota. MS / SS hand railing will be provided.

    15. Terrace:

    Terrace will be finished with designed China Mosaic (carpet pattern) water proof treatments on light weight concrete / Brick Bat Coba. The terrace parapet wall top will have inside slope and will be covered with water proofing treatment to avoid seepage.

    16. General Work:

    Entrance lobby and gate will be aesthetically designed. Fire fighting requirements will be provided as per statutory norms. Garden & Landscaping will be provided as feasible in planning. Society office will be constructed as per M.C.G.M. rules with cupboard, table, chair, etc. Compound gates in M.S. pipe will be provided with provision of wicket gates, as per design with decorative pillars. Lacquered designer concrete pavers in compound area.

    17. Lift:

    Schindler /Johnson / Thyssen Krupp / Kone make with SS / glass door.
    No. of passengers – 6 to 8
    Speed – 1.2 meter per second
    Extra low noise level with wider car and highest shaft utilization
    Telescopic sliding doors with advantage of wider opening.
    Automatic Evacuation System as a standard integrated system takes the passengers to the nearest floor in case of total power failure.

    18. Anti-termite treatment / Pest Control:

    Providing and applying preconstruction anti-termite treatment to bottom and sides of excavated surfaces and also in plinth area by approved agency like PCI / Godrej.
